A 3BHK apartment gives a family more flexibility than a smaller home, but it also creates more decisions. The third bedroom may be a child’s room, a guest room, a home office or a flexible space. The interior budget should reflect how the family will actually use each room rather than treating every room as an identical package.
For a raw or newly handed-over 3BHK apartment, NestArcadia currently uses a starting planning range of approximately ₹9–10 lakh for a complete interior brief. This is an initial planning reference, not a fixed package or a binding quotation. The final estimate depends on the measured layout, site condition, room-by-room requirements, material specifications, furniture quantities, hardware and the amount of builder-finished work that can be retained.
If flooring, electrical work or some civil work has already been completed, the remaining scope may be lower. More customised furniture, premium materials, extensive ceiling or lighting work, additional storage and decorative upgrades can increase the budget. A reliable estimate must be built from the actual scope and specifications rather than a single per-square-foot figure.
Begin with a room schedule. Record the purpose of each bedroom, the number and type of wardrobes, bed and side-table requirements, study or work-from-home needs, storage for seasonal items, and any accessibility or family-specific requirements. Then list shared spaces: kitchen, living room, dining area, foyer, utility and balconies where relevant. This makes priorities visible before design development starts.
The kitchen is often one of the most specification-sensitive areas. Layout, appliance dimensions, worktop choice, shutter material, internal accessories, drawer systems and hardware all affect the proposal. Confirm the cooking routine and storage inventory before finalising the design. A visually impressive kitchen is only successful if its clearances, counter space and storage work for everyday use.
For bedrooms, decide which storage needs to be built in and which can be handled with freestanding furniture. Full-height wardrobes, loft storage, study units, dresser areas and specialised internal fittings all change the quantity and complexity of joinery. Avoid filling every wall by default; circulation, natural light and room proportions matter as much as storage volume.
A 3BHK also benefits from a deliberate lighting and electrical plan. Confirm task lighting, ambient lighting, bedside controls, work-from-home points, appliance loads and data or charging locations before execution. Late changes after ceilings, wall finishes or cabinetry are complete can add cost and disrupt the programme.
Ask for a written estimate that separates design, civil or electrical work, modular and custom furniture, materials, hardware, lighting, loose furniture and décor wherever those items are part of the agreed scope. Each line should state what is included and what is excluded. Confirm how site measurements, revisions, delivery, installation, taxes and variations are handled before approving the proposal.
When comparing studios, compare like with like. Check board grades, finish specifications, hardware brands or performance levels, quantities, internal fittings, installation scope and after-sales terms. A headline price without these details does not tell you whether two proposals are genuinely comparable.
The ₹9–10 lakh starting range in this guide is NestArcadia planning guidance for a raw or newly handed-over 3BHK as of November 2026. It is not a guaranteed project price or an independently verified market average. Your final budget may be lower or higher depending on what is already complete, what your family needs and the specifications you approve. Taxes and exclusions must be clearly identified in the written quotation.
For a useful first estimate, share the builder floor plan, possession status, approximate area, room priorities and any existing work that can be retained. NestArcadia can help translate that information into a prioritised 3BHK brief and a clearer path from design to execution.
